What we need to quote

Two things, and we can give you a real build price.

New builds are priced from the construction drawings and the full planning approval, including any conditions attached. Upload these with your quote request and we’ll come back with an itemised price. Not there yet? Get in touch and we’ll point you towards a good architect or planning consultant so you can get the drawings and approvals in place first. No hard sell, no obligation.

Builder’s drawings

The full construction set from your architect, not concept sketches.

Planning approval

The decision notice with all its conditions, so we can price for every one of them.

Straight answers

New build questions, answered.

Do I need planning permission for a new house?

Yes, always. Permitted development never covers a new dwelling, even on land you own. You apply to your local council and wait for formal approval before any work starts. Green Belt and conservation areas have stricter rules.

How long does a new build take?

Allow 9 to 18 months from planning to handover. The build itself is usually 6–12 months; design, permissions and site preparation add the rest. We map out a realistic timeline for your site before we start.

What does a full-service new build include?

Everything from groundworks to handover: structural engineering, Building Regulations, the full build and interior fit-out, project management, final inspections and certificates. You bring the vision, we do the rest.

What certificates does a new home need?

Planning permission, Building Regulations approval with final sign-off, a 10-year structural warranty (most mortgage lenders insist on it) and an Energy Performance Certificate. Self-builders can usually claim a Community Infrastructure Levy exemption, but only if you apply before work starts. We guide you through all of it.
