The work we cover
Plumbing and leaks, boilers and heating, electrics, locks and doors, decorating and end-of-tenancy refreshes, damp and mould, gutters and roofing, handyman jobs, kitchen and bathroom replacements, and full refurbishments between tenancies. Bigger projects such as extensions and conversions are quoted from drawings.

Which agents do you work with?
Independent letting agents and property managers across North West London and the Home Counties who want one reliable contractor for their managed portfolio. There is no minimum portfolio size, but we do like to get to know how you work before the first job.
How do you price work for agents?
We agree a schedule of rates with you up front for the everyday jobs, and anything above your authorisation limit is quoted first, itemised line by line, before we start. No call-out fees on agreed rates, no “from” prices and no extras added on the day.
Do you deal with the tenant directly?
Yes, if you want us to. We contact the tenant, agree access, turn up when we say we will and let you know when it’s done, so your property managers aren’t chasing. If you prefer to keep contact in-house, we work that way too.
What do we get back after a job?
Before and after photos, a short note of what was done and what was found, and the invoice, all sent the same day. Anything that needs a follow-up or a bigger quote is flagged straight away.
Can you handle compliance work?
Gas Safety records are carried out by Gas Safe registered engineers and electrical certificates (EICRs) by NICEIC approved electricians. We can run these on a renewal calendar for your portfolio so nothing lapses.
How quickly do you respond?
Emergencies such as leaks, no heating or electrical faults are prioritised the same day. Routine repairs are booked within a few working days. We agree response targets with you when we set up, and we report against them.
How are we invoiced?
Monthly, in one statement, with every job listed against the property address so it drops straight into your client accounting. Landlord-direct invoicing is also available if that suits your set-up.
Are you insured and guaranteed?
Every job is carried out by fully qualified, insured tradespeople and backed by our 12-month workmanship guarantee. Every trade on our network is insurance-checked every year.
