Repairs and maintenance
How do I get a quote from Propfix?
Go to our Get a quote page, upload a few photos of the job and tell us what’s wrong. We price it properly and send you a clear, itemised quote, usually within a few hours. It’s free and there’s no obligation. If you’d rather talk it through first, fill in the short form on the same page and we’ll call you back, or ring us on 07872 606019.
Do you charge for quotes or call-outs?
No. Every itemised quote is free and yours to keep, whether you go ahead or not. We don’t charge a call-out fee to price a job, and what’s on the quote is what you pay. No “from” prices and no extras added on the day.
How quickly can you come out?
For everyday repairs we can usually get a tradesperson to you within a few days, and often sooner for urgent jobs such as leaks or electrical faults. Once you approve your quote you pick a date that suits you, and we confirm the time the trade will arrive.
Which areas do you cover?
We cover homes across North West London and the nearby Home Counties, including Ruislip, Northwood, Pinner, Harrow, Uxbridge, Ickenham, Eastcote, Rickmansworth, Watford, Hillingdon and Stanmore. Our base is in Ruislip. If you’re not sure whether we cover your postcode, send us the job and we’ll tell you straight away.
Are your tradespeople qualified and insured?
Yes. Every job is carried out by fully qualified, insured professionals. Our electrical work is done by NICEIC approved contractors and we are members of the Federation of Master Builders. Every trade on our network is insurance-checked every year.
Is the work guaranteed?
Yes. Every job is backed by our 12-month workmanship guarantee. If something isn’t right, tell us and we’ll come back and put it right first. We also only pay the tradesperson once you’ve approved the finished work.
When and how do I pay?
You pay Propfix, not the tradesperson, and you pay only when the job is done and you’re happy with it. Your money is held securely in a regulated payment account until you approve the work. You can pay by card or bank transfer through our Make a payment page.
Can you do small jobs like hanging a door or fixing a dripping tap?
Absolutely. No job is too small. Our handyman and maintenance team handle dripping taps, leaking toilets, sticking doors, shelves, curtain poles, sealant, small plastering repairs, blocked drains and more. Send us a photo and we’ll quote it.
Do you do boilers, heating and electrics?
Yes. We cover boiler servicing and repairs, radiators and heating faults, plus all electrical work from a new socket or light fitting to consumer unit upgrades and full rewires. Gas work is done by Gas Safe registered engineers and electrical work by NICEIC approved electricians.
What is a Propfix membership and when does it launch?
Membership gives you priority booking, member rates on all work, an annual home check and your own maintenance department on call. Memberships are launching soon. Join the waiting list on our website to be first in line and lock in founder pricing.
Building work, extensions and conversions
What building work does Propfix do?
We take on the bigger projects as well as the everyday repairs: kitchen and bathroom refurbishments, full house renovations, single and double-storey extensions, loft, garage and barn conversions, and new builds. One team, one point of contact, from first sketch to final clean.
Do I need planning permission for an extension or loft conversion?
Not always. Many single-storey rear extensions and loft conversions fall under permitted development, which means no full planning application is needed, but there are limits on size and height, and some properties (flats, listed buildings, conservation areas) are excluded. We’ll tell you where your project stands and, if planning is needed, guide you through it.
What do you need from me before quoting a large project?
For major works such as extensions, loft, garage or barn conversions and new builds, we quote once you have completed builder’s drawings and the full planning documents. This lets us give you an accurate, itemised price rather than a rough guess. If you don’t have drawings yet, get in touch and we’ll point you in the right direction.
How long does an extension or loft conversion take?
As a rough guide, a single-storey rear extension usually takes 8 to 12 weeks on site and a loft conversion 6 to 10 weeks, depending on size and finish. Kitchen and bathroom refurbishments typically take 2 to 4 weeks. We agree a programme with you before we start and keep you updated as the work progresses.
How do deposits and stage payments work on big jobs?
For larger projects we agree a schedule of stage payments up front. Your deposit is protected and each payment is only released against completed, agreed stages of the work. You never pay the trade directly, and the final payment is made only when you’ve signed off the finished job.
Will you handle Building Regulations and inspections?
Yes. Structural work, extensions, conversions, new electrics and new plumbing all need to meet Building Regulations. We work with building control, arrange the inspections at the right stages and make sure you receive the completion certificate at the end. You’ll need this when you come to sell.
Do you provide drawings, structural calculations and a party wall agreement?
We can introduce you to trusted architects, structural engineers and party wall surveyors we work with regularly. If your project affects a shared wall or boundary, a party wall notice is usually required and we’ll flag this early so it doesn’t hold up the start date.
Can I live in the house while the work is done?
In most cases, yes. We plan the work to keep disruption to a minimum, protect your floors and furniture, and tidy up at the end of each day. For big kitchen or full-house renovations we’ll be honest with you about which weeks will be the noisiest and dustiest so you can plan around them.
How much does an extension or loft conversion cost?
Every home is different, so we don’t quote “from” prices. Your itemised quote breaks down labour, materials and any specialist trades line by line, so you can see exactly where the money goes and compare like with like. Send us your drawings and we’ll price it properly.
What happens if something goes wrong or I’m not happy?
Tell us. You have one point of contact throughout the project, so there’s no chasing individual trades. Our workmanship guarantee covers the work, and because payment is only released on your approval, any issues are put right before the job is signed off.
Ready to get it sorted? Upload a few photos and we’ll send you a free, itemised quote, usually within a few hours.
